Taxes for property owners

Property owners in Greece pay the annual ENFIA property tax, and changes to their property are reported on form E9. If the property is rented out, the rental income must be declared (form E2 together with the E1 income tax return) and is taxed in Greece.

These obligations are linked to the property and its income, regardless of whether you live in Greece permanently.

Residence permit is not tax residence

A Golden Visa or other residence permit does not automatically make you a Greek tax resident. Tax residence is determined mainly by actual presence (as a rule, more than 183 days a year) and where the centre of your vital interests is.
